We have great news for our Condo Association. We have hired a new, very skilled CAM (manager) who will be begin work on Monday, July 9. Her name is Laura Caprio. After going through 18 resumes and hours of interviewing, she was by far the best candidate. Among other things she was a CAM for a 55 and older active community. As she says in her resume she "delivered and promoted courteous and outgoing friendly service to all residence and board members". She "inspected grounds and facilities and determined the necessity of repairs". She "worked with vendors and contractors to assure delivery of extraordinary customer service" She is especially adept with contracts.
In addition to her qualifications, Laura is a down-to-earth, friendly, decision-making person who looks forward to the challenges ahead.
I think that our future looks quite bright. Don't burden her with past woes and missed opportunities. Let's concentrate on the present and the future. I am sure that all of you will give her your full support.
As a service to inform all residents concerning the latest developments at Royal Arms, we would like to relay to you we have signed a contract effective June 1, 2018 with the following landscaping company Servello.
They are contracted to provide 42 services a year, on a seven to fourteen day frequency, depending on growing conditions.
The work proposed includes all areas that have been landscaped. They include the following:
1. The turf will be cut to ensure proper growth and to present a professional appearance.
2. Bed edges will be kept clean and well defined around flower beds and shrub beds.
3. Edging of all sidewalks and curbs.
4. Landscaping beds tree rings will be edged every other mowing service.
5. Line trimming will be performed around posts, etc., during each visit.
6. Trimming around obstacles within finished turf areas will be completed during each mowing visit by use of chemicals, a string trimmer or other mechanical means.
7. Blowers will be utilized to clear debris generated from the performance of landscape services.
8. Shrubs and hedges will be trimmed to maintain the natural shape and size of the plant.

All owners will be mailed a welcome letter.
The new company is VISTA and will introduce themselves and where the assessment payments will be sent in the new coupon booklets

We have recently seen an increase of large items (such as mattresses, furniture, etc) being left around the dumpsters. Our waste removal providers DO NOT remove these items and it is very costly to have them removed. Surveillance cameras have been placed around the community in an effort to find the persons ILLEGALLY DUMPING in our community. Even residents are NOT ALLOWED to leave these items or risk being charged a $250 removal fee. Please help us by reporting any illegal dumping to the office!
